Design-Build: A More Collaborative Approach
October 27th, 2021
A 2018 FMI (Fails Management Institute) report found that, between 2018-2021, almost half of all construction spending in the U.S. would be on projects using the Design-Build delivery method.
The New England region accounts for only 4% of that Design-Build work. Yet, 76% of owner respondents in the FMI report rated their experience with Design-Build as either “very good” or “excellent” – the highest percentage for any delivery method.

The Impacts of COVID-19 on Senior Living Design & Construction

Senior Living communities were already adapting to meet changing consumer expectations, however COVID has accelerated the need for these changes.
According to the CDC, our physical and social environment accounts for over 50% of our state of health, while lifestyle and health benefits account for another 24%. Medical care and genetics only combine for 21% of a person’s state of health.
Many of the changes we’re seeing in the senior living industry contribute to the physical and social environment and lifestyle and health benefits.

Lean Process Gives Owner Confidence Project Goals Will Be Met

Bill Kowalewski, Executive Director at Southington Care Center, felt confident C.E. Floyd would be on time and on budget with the renovation project. Why? Because C.E. Floyd was using a lean construction process, which enabled Kowalewski to see any potential risks and delays ahead of time.
Hartford Healthcare, the parent company of Southington Care Center, has been a long-time proponent for lean planning. Kowalewski uses it himself and knows the benefits of the lean approach. That made him an easy choice to be a panelist on our recent webinar, Are you optimizing results by applying Lean planning fundamentals to your business or project?
Panelists discussed how lean is a visual communications tool that fosters decision-making, transparency and better worker engagement.

Creating a Set of Core Values That Actually Have Value

However, I would guess that very few employees are even aware of their company’s core values, let alone use them as a guiding principle. If the employees aren’t living out the core values, then who is? Can those values be trusted? How do they separate your company from the pack? And most importantly, how does the company ensure that the services and experiences they provide are being passed along to their clients?

Does Your Contractor Really Understand Your Programming Goals?

The delivery of accurate and reliable information is what ultimately defines a successful and valuable preconstruction process.
When you bring a contractor on during the preconstruction phase, don’t assume they understand the goals and objectives of your project. In most cases, you’ve already been working with the architect for some time, so it’s easy to forget the contractor doesn’t have the same intimate knowledge and background of the project the architect has.

Improving Project Outcomes through Preconstruction

Lean Construction is a framework that helps us achieve better performance while making the company a better place to work. It was through our belief in continuous improvement that we saw the need to develop a new role at C.E. Floyd Company: Preconstruction Manager. For the vast majority of our projects, we’re involved in some type of preconstruction, so this area gives us a good opportunity to provide more value to our clients.
